Tradepoint 45 West is a 1,351,000 square foot speculative industrial development located on 95 acres in the South Dallas submarket within the greater DFW Metroplex. Champion commenced construction of Tradepoint 45 West mid-year in 2022, with project shell completion achieved at year-end 2023.  Upon construction commencement, Tradepoint 45 West was the largest speculative industrial building ever developed in Texas.  The building offers several state-of-the-art features currently desired by large industrial tenants/users, including 40-foot clear heights, cross-dock truck loading with ample dock positions, significant levels of trailer parking and employee car parking, and site plan flexibility to provide for secure access, outdoor storage, and additional trailer/car parking areas. Prior to project shell completion, Trina Solar (one of the largest solar energy firms in the world) leased the entire Tradepoint 45 West building on a long term basis, investing in excess of $200 million in what is their first U.S.-based solar module manufacturing operation. Champion capitalized Tradepoint 45 West with joint venture equity from Cresset Partners and debt financing from Interbank.
